Acceptable Use Policy

Plain-English summary: Movesiam is a real marketplace for real properties. We want listings to be accurate, sellers to be honest, and conversations to be respectful. This policy spells out what we expect, what we forbid, and what happens when the rules are broken. Repeat or serious breaches lead to suspension or permanent removal - for everyone's sake, please don't make us do that.

1. Who this policy applies to

This Acceptable Use Policy applies to everyone who uses Movesiam - buyers, sellers, agencies, agents, and visitors. It forms part of our Terms of Use. Breaching this policy is a breach of the Terms.

2. Listing accuracy

If you list a property you agree that the listing will:

describe a real, available property you have the legal right to sell or rent;

show photos that depict that specific property (no stock images, no photos of a different unit "for illustration");

state the correct price, address, land area, title-deed type, and condition;

disclose material facts you are aware of (e.g. existing mortgage, pending litigation, structural defects, special covenants);

be updated promptly when the property goes under offer, is reserved, or is withdrawn from the market.

Move Siam may verify any of these facts and may remove or edit a listing that contains material inaccuracies.

3. One listing per property

You agree to publish one active listing per property. Duplicate listings (whether under the same account or across multiple accounts) waste buyers' time and pollute search results. Our matching system flags duplicates automatically; the older listing is kept and the duplicates are taken down.

If you legitimately need to re-list a property after a change of circumstances (new agency, new price strategy), please archive the old listing first.

4. Prohibited content

You may not use Move Siam to post, send, or solicit:

Illegal property - properties without a valid title deed of the type shown, with unresolved zoning or building-code issues, or that cannot lawfully be sold or rented in Thailand;

Discriminatory restrictions based on protected characteristics (race, nationality, religion, gender, sexual orientation, disability, family status, or age - except where Thai law genuinely requires an age restriction, e.g. retirement-only condos);

Fraudulent, misleading, or "bait" content - fake listings, listings at impossible prices to capture leads, or descriptions designed to mislead buyers;

Sexual, violent, hateful, or harassing content in listings, profile photos, inquiry messages, or reviews;

Spam - bulk unsolicited messaging, links to unrelated services, or repeated posting of substantively identical content;

Malware, exploits, or attempts to gain unauthorised access to any part of the Service or to other users' accounts;

Scraping the Service at volume, automated downloading of listings, or re-publication of our data on a third-party site without our written permission.

5. Anti-fraud

You agree not to:

create fake buyer accounts or send fake inquiries to inflate a listing's apparent demand;

impersonate another seller, agency, or buyer;

accept off-platform payments designed to bypass our verification, escrow, or reporting (where those features apply);

pay or accept payment to manipulate reviews, ratings, or featured-listing placements;

use Move Siam to launder funds, sanction-evade, or breach any Thai or international financial-crime law.

We work with law enforcement where we identify or suspect criminal activity, and we will preserve evidence on lawful request.

6. Conduct toward other users

You agree to:

communicate respectfully with buyers, sellers, agencies, and our team - no harassment, hate speech, threats, doxing, or unwanted contact;

respect "do not contact" or "inquiries closed" signals on listings;

not pursue a buyer or seller off-platform after they have declined to continue the conversation;

not collect, store, or onward-share other users' personal data (phone numbers, emails, addresses) for purposes other than the specific property they enquired about.

Agencies are responsible for the conduct of their registered agents.

7. Reporting

If you see a listing, message, profile, or review that breaches this policy:

Use the Report link on the listing or profile (where available); or

Email [email protected] with the URL, a brief description, and any screenshots that help.

Reports are reviewed by our moderation team. We aim to acknowledge within 2 business days and to make a first decision within 5 business days - faster for safety-critical reports (scam, impersonation, threats).

We do not disclose reporter identity to the reported user unless we are legally compelled to.

8. Moderation, suspension, and termination

Move Siam reviews listings at submission time (see the listing-review workflow) and on an ongoing basis in response to reports and system signals. We may, at our reasonable discretion:

Warn an account informally and ask for a fix (typically by email);

Edit or remove specific listings, photos, or messages that breach this policy;

Temporarily suspend an account (with a defined end date) where the breach is serious enough to need a pause but the relationship is not irretrievable;

Permanently terminate an account where the breach is severe (fraud, repeated abuse, illegal content) or where prior warnings or temporary suspensions have not led to behaviour change.

We will tell you what rule was breached and, where appropriate, give you a chance to put it right before escalation. Appeals: to appeal a moderation action, email [email protected] within 14 days of the action. We will give you a written decision within 14 days of receiving the appeal.

Critical safety actions (impersonation, suspected fraud, threats) may be taken without notice; appeal rights still apply afterwards.

9. Consequences of breach

Beyond the moderation actions above, a breach may also result in:

loss of access to paid features or refunds (see our Refund Policy);

liability to us for losses caused by the breach (for example, chargeback fees, legal costs, harm to other users);

referral to law enforcement where the breach involves criminal conduct.

10. Changes to this policy

We may update this Acceptable Use Policy from time to time. Material changes will be announced at least 14 days in advance by in-app banner and by email.
