Move Siam Seller Pricing Plans - Free, Plus, and Pro Explained

Move Siam offers three seller plans. Each is built for a different kind of seller - from someone listing one condo this year, to someone running a small property portfolio, to a serious portfolio seller managing multiple listings at once.

How the plans work at a glance

Free

Price: zero - no card required to sign up

Listings: 1-2 active listings

Best for: First-time sellers, individuals selling a single property

What you get: The core marketplace — bilingual fields, Cloudinary photos, performance dashboard, buyer inquiry inbox, full visibility to Thai and English buyers, automatic moderation, two-tier review

Plus

Price: THB 699 per month (or save with annual billing)

Listings: Up to 5 active listings

Best for: Sellers with a small portfolio, landlords who occasionally list a unit for sale

What you get: Everything in Free, plus monthly featured placement (one listing per month moved to homepage and search prominence), priority position in the buyer inquiry inbox

Pro

Price: THB 990 per month (or save with annual billing)

Listings: Unlimited

Best for: Serious portfolio sellers, investors managing multiple properties for sale at once

What you get: Everything in Plus, plus unlimited featured placements, the social publisher (push listings to connected social channels), and advanced analytics

You can upgrade or downgrade at any time, and you only pay for what you use. Annual billing typically saves around two months versus monthly.

What "featured" actually does

The Plus plan includes one featured placement per month. The Pro plan includes unlimited featured placements.

A featured listing:

Surfaces on the Move Siam homepage in the featured-listings section

Sits higher in search results for matching queries

Carries a visible "Featured" badge that signals premium intent to buyers

What "advanced analytics" actually does

The Free and Plus dashboards already show the core numbers - views, impressions, inquiries, saved counts, reactions.

Pro's advanced analytics adds:

Per-listing performance trends over time

Source breakdown (organic search, social, direct)

Inquiry conversion funnel (impression → click → inquiry → response)

Shareable expiring snapshots, so you can send a clean read-only performance link to a co-owner or accountant without giving them account access

If you list one property a year, the basic dashboard tells you everything you need. If you list ten, advanced analytics shows you which property is doing the heavy lifting.

What "social publisher" actually does

The social publisher is a Pro feature that lets you push listings to connected social channels (Facebook, Instagram) from inside Move Siam. You connect the channels once, then schedule or publish posts directly from the listing detail page.

This is useful if:

You are running active social marketing for your listings

You want to publish coordinated posts in both Thai and English

You want one place to manage publishing across multiple properties

If you do not market on social, the publisher does not move the needle for you — Pro is still worth it for the unlimited listings and featured placements, but the social publisher is the cherry on top.

When to upgrade from Free to Plus

Upgrade to Plus when one or more is true:

You have more than two properties to list. Free caps at two - Plus gives you five.

Your listing has been live for 4+ weeks with low inquiry volume. A monthly featured placement gives you a deliberate visibility boost when organic search is not enough.

You are running a soft marketing campaign (email blast, social mention, friends-and-family announcement) and want your listing front-and-centre for the launch.

The Plus plan pays for itself if it accelerates your sale by even one week - most sellers' carrying costs (mortgage, maintenance, utilities) exceed the THB 699 monthly fee.

When to upgrade from Plus to Pro

Upgrade to Pro when:

You have more than 5 active listings. Plus caps at five - Pro is unlimited.

You want featured placement on more than one listing per month.

You are actively marketing on social and want the publisher to coordinate posts.

You manage multiple properties and need analytics that tell you which to focus on. Advanced analytics surface the trends Free and Plus dashboards do not.

Pro is built for sellers who treat property as a portfolio business, not a one-off transaction.

Billing details

Billing: monthly or annual; annual saves roughly two months

Payment: Stripe-backed, Thai-baht charges, all major cards accepted

Grace period: if a payment fails, you have 7 days to fix the issue before the account downgrades - listings stay live throughout

Cancellation: cancel any time; service continues to the end of the billing period

Refunds: pro-rated refunds for annual plans are not standard; reach out to support if you have a special situation

Frequently asked questions

Can I switch plans mid-month?

Yes. Upgrades take effect immediately and are pro-rated. Downgrades take effect at the end of the current billing period so you do not lose access mid-cycle.

What happens to my extra listings if I downgrade?

The oldest listings stay active up to the new plan's cap; listings beyond the cap are auto-paused (not deleted). You can choose which to keep active before the downgrade takes effect.

Are there discounts for agencies or volume sellers?

Agencies use a separate pricing model - see agency pricing. For very high-volume individual sellers (20+ properties), reach out to our team for a custom arrangement.

Do you offer a trial of Plus or Pro?

The Free plan is essentially a permanent trial of the core experience. We do not offer a paid-plan trial - but upgrades are instant, refundable if you cancel within 24 hours, and the upside is small versus the cost.

Can I use a promo code?

Yes. Promo codes apply at checkout. Marketing campaigns and partner deals occasionally distribute these.

What payment methods do you accept?

All major credit and debit cards (Visa, Mastercard, JCB). Stripe handles processing securely; we do not store card details on our servers.

Do prices include VAT?

Pricing shown is exclusive of VAT. The checkout flow displays VAT separately based on your billing details.
